The Residence luxury resort in Phuket is proving a success with Phases I, II and III completely sold. The developers, The Richmond Group are offering owners an attractive 8% return on their investment for the first five years through a rental program. This guaranteed high investment return is a reflection of the developer’s proven track record for five star resort management.

The Residence is a large luxury resort consisting of 55 individual pool villas, and 16 chic townhouses each with their own private swimming pool. The resort includes a spa, fitness centre, and coffee shop,  located 800 metres from Bangtao Beach where the Richmond Group has its own Beach Club.

Bangkok Property Market report by CBRE

The condominium and industrial sectors were the best performers in the Bangkok property market in 2007, according to the leading international property consultants CB Richard Ellis.

Medium priced condominiums continued to attract a new generation of purchasers in locations near mass transit stations. Luxury condominiums in the downtown area performed well with prices of newly launched projects increasing.

According to Ms. Aliwassa Pathnadabutr, Managing Director of CB Richard Ellis Thailand, in 2008,  the completion of the final section of the outer ring road will provide new areas for future residential development. There will also be more housing projects along the Airport Rail Link, which is scheduled to be opened next year or early 2009.

“Condominium prices in the downtown area will continue to rise next year. Prices of newly launched condominiums in mid-town locations will increase at a slower rate as end-users tend to choose newly completed condominiums rather than condominiums sold off-plan.” added Ms. Aliwassa.

Groove to the beat with the Cotton Club at Villa Santi

Sweden’s best known jazz band, the Cotton Club, completed their first Asian tour with a spectacular finale night at  Phuket’s Villa Santi on the 3rd January. The well dressed crowd enjoyed the repertoire of the 12 piece band which included swinging big-band music, as well as a guitar infused rock sound. Guests were blown away with their smooth sound and renditions of numerous popular songs.

“It is a taste of things to come,” said IndoChine Villa Santi Managing Director, Bart Duykers. “ We are building a unique product at IndoChine Villa Santi. Cotton Club performed at IndoChine sites in Asia as part of a circuit organised by the restaurant group. The IndoChine Phuket restaurant, bar and deli is still under construction and due for completion in the first half of this year.

International Architects RMJM Announce Record Profits

The UK-based international architecture practice RMJM, which has offices throughout Asia, has had its most successful year in its 50 year history, with profits from 2007 almost doubled on the previous year.

First Phase complete on Coconut Island

Five star development, The Village situated on Koh Maphrao celebrated the opening of its first phase  on 16th December with a day of family entertainment. Koh Maphrao, which translates as Coconut Island is located off the east coast of Phuket boasting views of the distant islands of Phang-Nga Bay.

The Village welcomed guests to view the beautifully crafted 2, 3, and 5 bedroom villas, each with its own infinity edge pool. The day was a great success with almost 400 visitors enjoying what the development has to offer. Water sports were a big attraction with water skiing, banana rides and Hobie cat sailing, while children were entertained with a magician, face painting and bouncy castle.

Live music though out the day set the mood for all to enjoy the variety of local cuisine and free flowing wine on offer. The party continued well into the evening and concluded with a spectacular firework display.

Gulu Lalvanis Fire & Ice Christmas Party

Gulu Lalvani and family celebrated the festive season with a Fire & Ice Christmas Party on 27 December at The Royal Phuket Marina. This was a break in tradition as every year Mr Lalvani has hosted his Christmas party at the Amanpuri Hotel, but this year all the guests of the Amanpuri and selected guests from Phuket island were invited to The Royal Phuket Marina. The evening began with canapes by the newly opened Limoncello restaurant in the Town Square and a performance from May Palmer and band. Fire dancers lead the guests from the Town Square through to the marina where an extended floating pontoon had been installed so that guests could walk all the way to Gulu Lalvani’s newly completed USD10 million Grand Villa.

The 30m swimming pool was covered to form a stage, the lawn area had seating to accommodate 370 guests,  the walls were surrounded by ice carvings complete with an ice bar. Guest barman James Pollard travelled from the Armani Bar in Hong Kong for the event. Throughout the night guests were entertained by Dejavu and various dance shows, with the finale of the firespinner show and a spectacular fireworks display ending an amazing evening.
