A new trend for Land & Houses Park

Baan Sabai, a new product launched April 27 at Land and Houses Park, promises to be the perfect ready-to-move-in 'smart homes'. "The exciting new approach, which is a departure from all our conventional style homes at Land and Houses, has three main concepts. These homes have energy saving devices, comfortable functions and safety features, "says Khun Ruksapong Khumkhuanjum, the General Manager. The seven different models on offer will range from economical through medium to luxury homes. The grand opening will feature 16 fully finished models.


"Every unit will be completed before sale so clients can see exactly what they're getting, "says Khun Ruksapong. The turnkey units will be fully landscaped by a professional landscape architect, with each home having a unique garden style, stone-walkways and outdoor furniture.

"The comfortable functions mean that there are several new design aspects that make living in these homes enjoyable and comfortable, "says Khun Ruksapong, , "for example, there are separate kitchen and pantry areas. "The kitchen is fully equipped with an industrial strength ventilator, ample counter-space and cabinets. A sliding door leads into the pantry, which has hook-ups for washer, dryer, and refrigerator. The pantry also has storage cabinets. A team of interior design consultants helped create a well-conceived kitchen that is functional as well as attractive. The design is co-ordinated with special items such as hand-painted ceramic tiles and wood cabinets with glass doors.

The energy saving devices incorporated in the new homes feature Q-Con blocks, a thermal ref lection sheet under the roof, a wood grille soffit around the house and solar screen glass. The Q-Con blocks provide thermal insulation, which enables the house to stay cool. The thermal ref lection sheet installed under the roof-tiles reduces heat from being transmitted in the house. The wood-grill ventilated eaves (soffit) around the house provides ventilation and heat transmission from under the roof, maintaining a pleasantly cool temperature at all times. Solar screen glass reduces light intensity and screens UV rays. All the windows have durable rust-free, fine fibre mosquito screens that reduce thermal absorption. All of these energy saving devices help keep the high-tech homes cool and comfortable at all times. A further advantage is the substantial savings on energy bills.

The bathrooms have separate wet and dr y areas, adjustable showerheads, and well-designed basin counters with storage cabinets underneath. A covered garbage box is provided at the fence and a service yard includes convenient cleaning-equipment storage areas.

The safety features include emergency down lights in the landing area in all units. In some models, the bedrooms also have emergency lights that automatically turn on when the local power station experiences problems. Each home has an underground water reservoir system that is operated with an automatic pump. Underground piping around the building provides permanent termite protection. "All you have to do is replenish chemicals in these pipes without having to drill holes, "says Khun Ruksapong.

Each of the unique homes is provided with a built-in area for the air-conditioner compressor. The two level units have wooden parquet f looring upstairs and marble flooring downstairs. The three-bedroom, two-bathroom and one-garage units have similar layouts with the sitting rooms, dining rooms, kitchens, one bathroom and laundr y areas on the ground floor and three bedrooms and another bathroom on the upper level. These models include the 113 square-metre 'Panumas' 130 square-metre 'Warunmas' model and 137 square-metre 'Pruerkrawee ' model. .

There are four models with three bedrooms, three bathrooms and a double garage. The ground floor opens to a sunny living area with bay windows and a front terrace. The dining room is connected to an open-air pantr y and a large kitchen. There is also a bathroom downstairs and a storage-area under the staircase. All the bedrooms are on the upper level. The master bedroom has bay windows and an ensuite bathroom. There is also a living room with high ceiling and a third bathroom upstairs. These models consist of 158 square-metre 'Munchuporn', 177 square-metre 'Munchula', 200 square- metre 'Muncharee' and 245 square--metre

'Mantakarn'. The more luxurious models have walk-in closets, two ensuite bathrooms, a balcony and extra-large bedrooms.

Land and Houses provides assistance to clients for loan applications. A 10%down payment is required. If clients wish, they can include the purchase price of furnishings in the home-loan.
